Nationwide: We also deal with clients on a nationwide basis as we are happy to transact your Mortgage by phone, e-mail, fax etc. It is quite common for us not to meet the majority of our Mortgage clients as most people lead very busy lives and whilst distance can sometimes be an issue for travelling this is not of course the case with modern technology. Fixed, Tracker, Variable or Discount Rate: As a firm we are true Financial Advisers who also specialise in Investments and Pensions, we manage millions of pounds of clients money. This is especially important with so many different types of Mortgages available including Investment or Pension linked Mortgages. This is another reason we are more qualified than most to advise you on the type of rate you should be considering, whether the market is right for a fixed, tracker, variable or discount rate and the duration to suit your personal circumstances. Beware Brokers: If you go to a firm of "brokers" who are only authorised to deal in Mortgages you could be missing out on a range of Mortgages they are not authorised or qualified to advise on. In this respect we regularly deal with high net worth clients placing Mortgages for £1 million plus on a regular basis. Re-mortgage: There may be many reasons to replace your existing mortgage with a new one, i.e. to re-mortgage. This could be to obtain a more suitable rate than your current lender will offer, to raise extra funds for home improvements, as a deposit to buy another property on a buy to let basis or to raise capital to help children get on the property ladder. The bank of Mum and Dad is often the Bank of Mortgage lender. There are usually very enticing deals available with free valuations and free legal work so you do not need the extra costs of a survey or Solicitor. Buy to let Mortgages: We are extremely active in buy to let Mortgages which are classed as a Commercial Investment. It is essential you receive the correct tax advice before proceeding and is another area in which we are fully qualified to assist with our advisers having taken the relevant tax exams as set by our regulators. Our Fees: There is no such thing as "free advice" which is why we are open and transparent about all costs to you. We generally charge a fee of £395 but only when we have discussed your case in detail with you and are happy we can place your Mortgage with certain lenders at pre agreed rates. This fee is refundable if we are unable to fulfil our obligation to you. All Mortgage brokers / advisers are paid by lenders according to the amount of money being borrowed. A Mortgage of £50,000 may only generate a payment of around £150. This is another reason for charging a fee as there is a great deal of work involved in the procurement of any mortgage from start to completion. We will not insist on or pressurise you into taking out Insurances which you do not need or want. Many other firms do this to generate large commissions and are heavily targeted to do so. We do not work to targets, we work to the satisfaction of our clients. A Mortgage is probably the most important financial decision you will make.
